TOMORROW INVESTMENT GROUP

Investing in
Breckenridge

for the people who call it home — for a weekend or a lifetime.

Most investors pick property types. We picked a town.

Breckenridge isn’t a trend. It’s a four-season mountain town with constrained supply, genuine year-round demand, and a community of people who actually love living there. We’ve been investing here long enough to know the streets, the rhythms, and what makes a property worth owning for decades — not just for a flip.

People × Experience

Most investors in mountain towns optimize for one thing — the highest-paying short-term guest.

It works, until it doesn't — displacement, regulation, and a town that slowly loses what made it worth visiting in the first place.

Tomorrow invests across all three personas. Every property sits at a specific intersection of who it serves and how it connects them to Breckenridge — shaping what we buy, how we renovate, and how long we hold it. The result is a naturally diversified portfolio that the community actually wants to exist.

That's not charity. Towns that stay balanced hold their character — and their value — a lot longer than ones that don't.

Investment Framework

01 · PEOPLE

Locals

Full-time residents who keep the town running — the workforce, the families, the folks who make Breckenridge feel like a real place and not just a resort.

02 · PEOPLE

Seasonal

Seasonal and second-home owners who keep coming back — they shop local, know the bartenders, and genuinely care what happens to this town.

03 · PEOPLE

Visitors

Short-term guests who discover Breckenridge and fuel the economy that makes everything else possible. Some of them become part-timers. A few become locals.

01 · EXPERIENCE

Walkability

Close to Main Street, restaurants, and the buzz of town. Walk to dinner. Run into neighbors. Feel like you actually live here.

02 · EXPERIENCE

Accessibility

Easy access to the ski resort, trails, and everything that makes people come here in the first place. Get outside fast.

03 · EXPERIENCE

Seclusion

A little more quiet. A little more private. Big mountain views and the feeling that you’ve actually gotten away from it all.

RISK · DIVERSIFICATION

One Market,
Multiple Angles

Close to Main Street, restaurants, and the buzz of town. Walk to dinner. Run into neighbors. Feel like you actually live here.

VALUE · CREATION

Design With Purpose

Renovation choices follow the property’s role in the framework — not a generic flip playbook or a Pinterest mood board.

HOLD · STRATEGY

We’re Not In A Hurry

We buy to hold. Cash flow, appreciation, and goodwill all compound together when you’re not trying to exit in 18 months.

Engineer. Builder.
Breck obsessive.

Hi, I'm Jake. Engineer by training, leader by experience, and real estate investor by passion since 1999. I build Tomorrow around a simple idea — go deep in one town, understand everyone who calls it home, and invest in it for the long term.

I'm not a fund manager in a suit. I walk every property, know the contractors by name, and have been paying attention to this market long enough to see what others can't. My reputation lives or dies with every project.

ACTIVE PROJECT

109 S High St.

Where the spirit of the 70’s
meets modern comfort

A downtown duplex (3,936 sq ft, built 1975) being split into two titled units — one for mid-term vacation rentals, one for a local long-term tenant. A real, live example of the People × Experience framework in action.

We’re building something
real in Breckenridge.
We’d love to do it
with the right partner.

The thesis is proven. The market knowledge is real. The next step is growing the portfolio faster than one person’s capital allows. We’re looking for someone who wants in — not to manage anything, just to back a focused operator with a clear plan in a market worth owning.

WHAT TOMORROW BRINGS

The Work

The market knowledge. The deal sourcing. The contractor relationships. The renovation oversight. The design direction. The tenant management. The framework that guides every decision. We do all of it — and we do it with our own reputation on the line every single time.

WHAT WE’RE LOOKING FOR

The Capital

Someone who thinks long-term, values what a healthy community does for a real estate market, and wants exposure to Breckenridge without having to operate it themselves. You don’t need to know the difference between a cap rate and a DSCR — you just need to believe in the approach and trust the person running it. Deal structures are flexible.

If this sounds like
your kind of thing
let’s chat.

No deck, no formalities. Just a real conversation about Breckenridge, the portfolio, and whether there’s a fit. If there is, great. If not, you’ll at least walk away knowing more about one of the best mountain towns in Colorado.
